    Welcome to Kochi Homes, a real estate dealer’s website dedicated to facilitating property transactions between sellers and buyers in Kochi. By accessing or using our website, you agree to comply with these Terms and Conditions. Please read them carefully before using our services. If you do not agree with any part of these terms, you must not use our website.

    1. General Terms:

    1. The terms “we,” “our,” or “us” refer to Kochi Homes, the real estate dealer’s website.
    2. The term “you” refers to the user or viewer of our website.

    2. Services Provided:

    1. Kochi Homes acts as an intermediary platform connecting property sellers and buyers in Kochi.
    2. We offer property listing services, including property videos and photoshoots, along with online advertisement, free of charge.
    3. Kochi Homes charges a commission for successful deals, where 2% is levied from the seller and 1% from the buyer.

    3. Rental Property Deals:

    1. In the case of rental property deals, Kochi Homes charges a commission equivalent to half of the first month’s rent. Half of this commission is collected from the property owner, and the other half from the customer (tenant).

    4. User Eligibility and Contact:

    1. Only sellers are permitted to contact Kochi Homes to post their properties on our website.
    2. Buyers can only contact Kochi Homes to connect with sellers and express interest in properties.
    3. All communications between users and Kochi Homes shall be conducted through the channels provided on our website.

    5. Property Listings and Advertisement:

    1. Sellers are responsible for providing accurate information in property listings, and any misrepresentation may lead to the removal of the listing.
    2. Kochi Homes will shoot property videos and photos for advertisement purposes, and the videos will be posted on our YouTube channel, Facebook Page, and Instagram.
    3. Kochi Homes will promote the videos on social media platforms (Facebook, Instagram, YouTube) to reach a wider audience.

    6. Commission Collection:

    1. Upon the successful completion of a property deal, Kochi Homes will collect a commission of 2% from the seller and 1% from the buyer based on the final property transaction value.
    2. For rental property deals, the commission will be collected as per the terms mentioned in Section 3.

    7. Indemnification:

    1. You agree to indemnify and hold Kochi Homes harmless from any claims, damages, losses, liabilities, and expenses (including legal fees) arising out of your use of our website or any violation of these Terms and Conditions.

    8. Limitation of Liability:

    1. Kochi Homes shall not be liable for any direct, indirect, incidental, special, or consequential damages resulting from the use or inability to use our website or services.

    9. Modification of Terms:

    1. Kochi Homes reserves the right to modify these Terms and Conditions at any time without notice. By continuing to use our website after any changes, you accept the modified Terms and Conditions.

    10. Governing Law and Jurisdiction: 1. These Terms and Conditions shall be governed by and construed in accordance with the laws of Kochi, India. Any disputes arising from these Terms and Conditions shall be subject to the exclusive jurisdiction of the courts in Kochi, India.
