Terms, Conditions & Brokerage Policy

1. Brokerage Commission (Non-Negotiable)

Our professional brokerage fee is strictly equivalent to 50% (half) of the first month’s rent. This fee is fully earned and payable immediately at the time of signing the rental agreement.

2. Legal Rental Agreement Charges

  • Stamp Paper Requirement: As per legal compliance, a ₹500 Stamp Paper is mandatory for a valid rental agreement. Kochi Homes strictly does not entertain or draft agreements on stamp papers of lower denominations (such as ₹100 or ₹200).

  • Critical Notice: Agreements executed on stamp papers below ₹500 hold no proper legal validity. In the event of a future dispute between you and the property owner, you will receive zero legal support from the court of law.

  • Agreement Execution Cost: A standard charge of ₹750 applies (which includes ₹500 for the legal Stamp Paper + ₹250 for documentation/writing charges). Please note that the documentation charge may vary slightly depending on the specific vendor or document writer.

3. Binding Acceptance & Submission Process

  • To proceed, you must copy the entire layout above, fill in your details accurately, and forward the full, unaltered message back to us via WhatsApp, explicitly stating that you agree to our terms and fees.

  • Implied Consent: If you choose to send only your personal and property details after receiving this brief of our Terms & Conditions, it will be automatically assessed and legally deemed that you fully accept and agree to all Kochi Homes rental policies and fee structures.

4. Limitation of Liability

The role of Kochi Homes is strictly limited to property matchmaking, verification assistance, and facilitating the rental agreement. Once the rental agreement is signed, the security advance is transferred to the owner, and our professional brokerage fee is cleared, Kochi Homes holds no further liability or role in the tenancy. All future dealings, maintenance issues, and disputes must be handled directly between the tenant and the property owner.
